There's 2 terrific townhome communities in Vintage Vegas the I have to consider my "favorites". Braewood Heritage and it's sister community of Heritage Square South. (There's also Heritage Sq. NORTH but I'm not a big fan of it).
They were built in 1971 to 1973 at Desert Inn and Pecos Road (braewood) and Sandhill and Twain (HHS). The two are very alike in most respects except that Braewood became gated in the late 80's +-. Floor plans are almost identical except for the owner suite closet and bath configuration.
There were 4 basic configurations. The "all down" was single story with 2 bedrooms and 2 baths and about 1300 sf. There's a "half up" model with a huge 3rd bedroom above the garage, coming in at about 1700 sf, and a "full up" with either 2 huge bedrooms, or 2 bedrooms and a full 3rd bath. The "Full Up" models ranged from 1920 to 2303 sf.
In all cases, it's an "L" shaped property, and hidden behind the garages, each has a very nice and totally private back yard. As in most new homes, the backyard space was delivered unfinished from the builder, and with over 30 years of time to finish them off, you can imagine that each and every one is as unique as every other back yard in Vintage Vegas.
Most of us love these because every property is different from the front exposure. Colors, textures, mansard roof materials, landscapes are each unique and fun. I don't think there's a single duplication in either complex.
Additionally, both complexes have been exceptionally well run and organized over the years, have saved money for future expenses, thereby having very low HOA fees and never a special assessment.
Currently, there's 24 units for sale ranging for 209,000 to 306,000. AND there's 9 units under contract for one of the best listings to contracts ratios of any neighborhood in ALL of Las Vegas.
So if you know anyone that wants all the space of a single family home, doesn't want to maintain a front yard, wants a private backyard space, doesn't want to look "just like the neighbors" etc. then townhouse living in the Heritages's just might be right for them. Have them call me. I'd be happy to show them this great lifestyle.
