It's really best to match the wood and countertops. Having to match the side board for the breakfast nook to the rest of the kitchen, or pull it out alltogether, which would mess up the parquet flooring that doesn't go under the sideboard, but does run thru the rest of the house is a real problem for the buyer who loves the rest of this home.

Yuck! People should be punished for doing something like that. My inclination would be to take out the "sideboard"-- along with the overhead "cupboard." You should be able to find close-to-matching parquet tiles to put down. Then put a really nice, large print on the wall to distract from the replaced tile, if need be. Good luck!
since the buyers I'm working with are not wanting to do any "redecorating or remodeling" for the their well over 1million dollar budget, the punishment might well be moving on to another property. All the rest of this house is fabulous. I'll know more this afternoon when we go to see it again.
Any chance there is some parquet in a closet or other small space that could be traded? Looks like a nice big kitchen but personally I would tear out that whole wall where the glass "look through" is and open the place up.
